This inventory trend report is predictive of future sales. It is comparing the most recent 3 months: # of sale, days of market, # of sold listings, sales/month and months of inventory with the previous 3 months in each of the towns.
If the under agreement factors of unit sales, median asking price, and days on market are similar in direction to the sales trend, it
confirms of the sales trend for the next 60 days.
If the under agreement factors are going in a different direction than the sales trend factors, then it indicates a probable change in
the sales trend within the next 60 days.

Market Trend Reports and Absorption Rate (Underlying Market Strength):
If you are thinking of Buying or Selling real estate on the North Shore you will find these reports extremely helpful.
These reports show the underlying strength of the market by comparing the percent of "For Sale Properties" that sold in the prior period to the current period. This report detects imbalances between the supply and demand for real estate.

The Absorption Rate is effected by the: number of units that sold and the number of units for sale.

If the Absorption Rate is rising, the market demand for real estate is improving and if it is falling, the market demand is deteriorating. The charts compares sold unit by the active listing for each month for the past two years. They give a good indication as to the underlying market strength and where the market is going.

The absorption rate by price range for each town, which shows that absorption rate can vary dramatically in different price ranges with in the same town.
